Booking a room:
To book just go to our book a room contact page on our website. However we do recommend that you book a viewing first. And please remember, your booking is not confirmed until we have received your deposit and confirmed your place via email.
To secure your choice of student accommodation you just need to pay a 5 weeks rental as booking fee. At the start of your tenancy the booking fee converts to a damage deposit which is refundable at the end of your tenancy, less any charges for damage, rent or other charges due. The booking fee is non-refundable if you decide to cancel. Our deposits are secured with The Deposit Protection Service.
Yes, in fact we would recommend it after a viewing.

Your deposit is registered with a government approved tenancy deposit scheme. As long as you have paid your rent in full, your room is clean, no items are missing and no damage has been caused during your stay, you will get the deposit back at the end of your contract.
Living at Holgate Hall:
Fibre optic Wi-Fi internet is provided throughout the accommodation.
All rooms are fully furnished including desk, chair, wardrobe, shelving, cabinet and bed. All double rooms have double beds.
Residents will need to supply their own bedding, linen, towels, cooking utensils & crockery.
All York City Properties Ltd’s accommodation is smoke free.
Your student room is cleaned for when you arrive. Once you have moved in you will be responsible for cleaning your room.
You are welcome to have occasional overnight guests.
If you bring a TV or watch TV in your room using any TV enabled device you will need a TV licence.
Paying for my accommodation:
Yes. An eligible guarantor will need to be at least 25 years old, in full time employment with an annual income of at least £20,000.
The contracts we offer have a duration of 52 weeks.
Your rent includes all utility bills, fibre optic Wi-Fi, cleaning of the communal areas Monday – Friday, secure bike storage and private parking.
The advertised rent is based on single occupancy. Depending on availability it may be possible to share a double room. Just contact us to talk through options and costs.
Holgate Hall is very popular and we start receiving bookings as early as November, so as soon as you have decided on us do book your room. The earlier you book, the greater choice of room size and location.
Our website is always up to date so as long as we are showing vacancies you can book with confidence.

The contract is legally binding on you and us. We are obliged to provide you with a room and you are bound to pay your rent. If you don’t show up the onus is on you to find a replacement tenant to take over your contract, until then you will need to pay your rent.
